Curious to know how many are already using AI?

The answer might surprise you. While some housing associations have already started using AI in their day-to-day operations, many are still researching, testing the waters, or unsure how to get started. Smaller organisations are facing challenges, especially when it comes to time and resource. 

The biggest challenge?

It’s not just budget or technical complexity. The number one barrier cited was a lack of internal expertise, with 80% of respondents expressing low confidence in their organisation’s AI knowledge. Without the right skills, even the most advanced tools struggle to get off the ground. 

Despite this, the appetite for AI is growing.

Housing teams clearly see the potential. From increasing efficiency and improving customer experience to unlocking better decision-making, AI has a powerful role to play. And many organisations are keen to free up staff from repetitive tasks so they can focus more on residents. 

But governance is lagging behind.

AI adoption is happening, but without clear policies or training, housing providers risk moving forward without a strong foundation. Governance, strategy, and staff confidence are areas that still need serious attention. 

So where do we go from here?

The purpose of this report wasn’t just to get an insight into the sector. Phoenix, alongside the NHF, are using these findings to suggest a path forward for housing.
